  • No minimum FICO (except DSCR) – Many of our private lending partners do not require a minimum credit score for fix‑and‑flip or bridge loans. They focus on the value of the deal and your experience rather than your personal credit history. (Debt‑Service‑Coverage‑Ratio loans, however, still factor in credit when pricing.)
     
  • Small loan minimums – Our loans start at $30,000, enabling investors to finance smaller rehab projects without tying up substantial capital.
     
  • High leverage – We can arrange up to 90 % loan‑to‑value (LTV) on the as‑is value and up to 75 % of the after‑repair value (ARV) for short‑term funding. This high leverage reduces the cash you need to close a deal and preserves liquidity for renovations.
     
  • Short‑term, flexible funding – Bridge loans through our network typically run 6–12 months, giving you time to complete repairs and either sell or refinance the property. We help you structure draw schedules and exit strategies tailored to your project.
     
  • DSCR transition strategy – For long‑term rental holds, we help you transition from a short‑term fix‑and‑flip or bridge loan into a DSCR loan once renovations are complete and the property is cash‑flowing. Industry guidance shows that fix‑to‑rent financing involves buying and renovating a property with a short‑term loan, then refinancing into a long‑term rental loan.  A step‑by‑step timeline includes acquiring the property with a fix‑and‑flip loan, completing renovations, renting or leasing the property, and then refinancing into a DSCR loan.
     
  • Competitive DSCR rates – When the property’s cash flow is strong and the borrower has a high credit score and solid investment experience, DSCR interest rates can be as low as 5.99 %, beating many conventional investment loan rates.  Borrowers with higher credit scores and stronger financial profiles typically enjoy lower rates and more favorable terms.
